Yes. The system is integrated to the Superintendency of Banks and allows a specific date to bring the value of the Development Unit (UF) and the Consumer Price Index (CPI). The value of the UF can then be massively updated for all the lease payments that apply or to carry to pesos any amount expressed in UF such as the amount of sale, payments or leases.
The Contract Revision Start Days are the days that are defined by the lease contract prior to the maximum date to give notice of the term or renewal of the contract. Allows the system to define the date on which it should begin to review the lease to see if it will proceed to renew it or not. The system automatically sends an email to the defined users when a lease reaches that date. You must click on the link that appears in the email. A screen will appear asking you to create a password, select a question and write the answer. Write down the password, and especially the question and your answer, since the system will ask them in case you forget your password and want to recover it.
Each time a user enters the system from a new IP address, the system will ask for an authorization code. If you register the cell phone you will receive the code through a text message on your cell phone. If you omit this step, by default, the system will send the authorization code to your email. We have detected that depending on the cell phone company text messages may have a delay, so we recommend omitting cell phone registration and using email, but it is the user's choice. In any case, if you are not receiving text messages on your cell phone you can always change them to receive them in your email.
Each time a user enters the system from a new IP address, the system will ask for an authorization code. This is a security practice to ensure that you are the authorized person to enter the system and prevent the misuse of your access codes in case they are used by a stranger.
The first thing to do when entering BREAL for the first time is to set the type of display as "Classic" and the language (Spanish, Spanish of Mexico or English). They are two very simple steps that take a minute and will be assisted by your Executive.
The Initial Configuration must be made depending on the country and company. For this they are defined:
The Executives. They are all those people of the company who will have responsibilities over the properties or some business process, such as sellers, real estate agents and administrators.
The Countries, Cities, Municipalities and Sectors. This orresponds to the structure that is required to give the location of a property. Each Country is divided into Cities, each city is divided into Communes and each commune is divided into Sectors. Depending on each country, the names of this set of groupings can be changed.
The currencies to be used, the types of means of payment, the types of properties, the list of banks, the sales milestones and others as required.
Then, you must register the Properties. The BREAL functionalities that appear will depend on the plan you have hired, however for any plan it will be necessary to enter the data of the Properties. A Property belongs to an Owner and a Condominium, but an Owner can be a Person or a Company. Therefore, we will create the information in the same order that the objects are in the application. We will start with the Contacts, the Companies, the Owners, the Condominiums and finally the Properties.
The correct order of registration of the information is detailed below:
First record the contact details of the owner of the property in the Contact object. In the event that the owner is a company, record the company's data in the Business object.
Then record the property owner's data in the Owner object, for this select if the owner is a person or a company, and associate the contact of the previously created owner or the previously created company.
Subsequently, proceed to create the Condominium, where you must register the address of the building or property as the case may be. Indicate the type of registration "With Condominium" when you must create a building, shopping center or group of houses with a common address. If it is a house or business premises that leads directly to the street, select the type of registration "Without Condominium".
Now you are ready to create a Property, for which you must define which Owner and which Condominium you belong to, together with all the data you need to register of the property. Each time you need to register a contact, it must be previously created in the Contacts object.
Depending on the type of business plan and process that you have contracted, the remaining objects that you require will appear, which will be completed. For example, if you are going to administer lease agreements, you must create the tenants as Contact or Company as appropriate, then create the Tenant tab. Then you must create the lease, for which you must assign the previously created Property, Owner and Tenant.

The data of each client is found on the Salesforce.com servers and under their worldwide security standards. Salesforce has data centers in the US, Europe and Asia. Your data will be with the highest levels of security that exist, the same as today's banks, line areas, government organizations and others that operate with Salesforce.com.
Access to customer data can only be by registered users of each client. This is ensured by the technological architecture of Salesforce.com on which the BReal system is built. Each client has an independent and unique instance, which allows only users who have access to an instance to access the data of that instance.
The cost of BREAL depends on the products you hire. Each product has a price for each client based on the number of properties and the number of users. The greater the number of properties and the greater the number of users, the total price increases, but the unit price per user and its equivalent cost per property decrease.
No. The minimum contract is 1 year, therefore the licenses acquired will be available until the end of the year or will be automatically renewed for a new year unless the client indicates otherwise with 60 days of anticipation at the end of the annual period of the licenses. The beginning of the annual period is from the creation of the first license that is also that of the System Administrator in the client.
NOT to renew your licenses you must send an email to your executive to ventas@breal.cl within 60 days of the end of your contract stating that you will not renew. The service will remain active until the end of the annual period. Then, your data will be automatically deleted after 30 days of the end of your contract.
